Building Opportunity.

Creating Community

LIFE is committed to transforming lives through affordable housing, homeownership support, and community-focused development.

Why Affordable Housing Matters

in Lufkin, TX

Despite being the heart of East Texas, Lufkin faces a growing housing crisis — particularly among low-income individuals and families who fall through the cracks of traditional assistance programs.

The Current Reality

  • Over 50% of Lufkin renters are cost-burdened, spending more than 30% of their income on rent and utilities

  • Housing shortages have led to long waitlists and overflow in government-funded housing programs

  • Many residents live in substandard or aging homes without access to safe repairs or upgrades

For families in North Lufkin, these challenges are compounded by historic disinvestment, limited access to development resources, and rising living costs. The result? Too many families are left without safe, stable places to live.

Empowering Communities Through Housing

At LIFE, we believe that housing is a foundation for transformation and building wealth — and that every person deserves the dignity of a safe, stable home.

That’s Why We

  • Build new, HUD-eligible single-family homes in the North Lufkin
area using our own construction teams
  • Offer homebuyer education and coaching provided by HUD Certified Counselors, the HANC Program
  • Partner with TDHCA to offer affordable housing programs such as the Homebuyer Assistance with New Construction (HANC) and Homeowner Reconstruction Assistance (HRA) programs.
  • Partner with local and state agencies, donors, and supporters to
fill gaps where other systems fall short
  • Center our work on people first — homes second: the education and empowerment our residents receive is what truly changes lives

Frequently Asked Questions

  • Who can apply for housing?

Our housing is open to individuals and families who meet income and eligibility guidelines — particularly those overflowed from other housing programs.

  • Are the homes HUD-eligible?

Yes - the homes offered are HUD-eligible single-family homes.

  • What income or eligibility guidelines are used?

Applicants must meet income threshold and other eligibility requirements defined by HUD, the Texas Department of Housing & Community Affairs (TDHCA), and the related homebuyer assistance programs. These include programs like HANC (Homebuyer Assistance with New Construction) and HRA (Homeowner Reconstruction Assistance).

  • What education/support services are included?
    • Homebuyer education through HUD-certified counselors
    • Coaching and guidance throughout the application & move-in process
    • Partnering with TDHCA and GrantWorks for assistance programs
  • What are HANC and HRA programs?
    • HANC (Homebuyer Assistance with New Construction) - helps with buying newly constructed homes.
    • HRA (Homeowner Reconstruction Assistance) - helps rehabilitate or repair homes.
  • How do I apply or get started?

You can reach out via the "Contact" link or to Aleyah Hightower to get homeownership resources and begin the application process.

  • What happens after I apply?

You'll go through eligibility screening, education/counseling, if approved, move through the process of selecting or being assigned a home (or rehabbed homes), finalizing paperwork, and then move in. (Exact steps may depend on the program)

  • Are there down payments, closing costs, or other fees?

There may be costs associated (e.g., down payment, closing costs, maintenance) depending on the program. LIFE may provide education & assistance to reduce or cover some of these costs, but applicants should ask for details specific to their case.

  • Are homes truly affordable? What does that mean?

The housing is meant to be affordable under criteria set by HUD, to ensure that families are not cost-burdened (i.e., not paying more than ~ 30% of income on housing & utilities).

  • What timeline should I expect?

The duration from application > education > eligibility verification > construction or rehab > move-in can vary. It depends on demand, funding,  progress of construction, and other variables. LIFE will give you guidance through this.
